The University of Nottingham and Nottingham Trent University (NTU) both open their doors on 21 September 2026. That means two fresh intakes will hunt for rooms in the same city. They will chase the same shelf of studios, in the same handful of weeks. Today we are exploring the ever-dynamic market for student housing in Nottingham. We will also explain why securing your place early is the smartest move.
Why Does Timing Matter So Much Here?
NTU is one of the largest universities in the UK by enrolled student numbers. The University of Nottingham adds even more demand on top of that. It is one of the country’s biggest Russell Group names. Together, these two universities create serious volume chasing a finite number of beds.
EVO Student has two properties in Nottingham, and neither can flex to meet a surge. Centre Court sits on Alfreton Road (NG7 3NS). Arcadian sits on Huntingdon Street (NG1 3NB). Once those rooms are gone, nobody can build more in the next fortnight.
Demand does not arrive steadily either. It comes in a spike. A-level results land on 13 August 2026, and UCAS Clearing then runs until 19 October 2026. Every summer, a huge group of students only find out where they are actually going in mid-August. They start their room search at the same moment as thousands of others in the same position. That second spike is the one that catches people out, and it lands in the same month you are likely reading this.
What Disappears First?
Not the whole building. Just the rooms everyone wants. Centre Court’s studios go first, and so do its wider-bed ensuites. Arcadian’s Accessible Studios are also in limited supply, so students who need them reserve early. Hold off until Clearing season, and you are not choosing your room anymore. Instead, you are choosing from whatever is left, in whichever property still has a gap. That gap might not fit your course, your budget or your daily commute.

So, if your course is at NTU’s City Campus, Arcadian puts you on its doorstep. But if you want a wider spread of room types and a slightly different price point, take a proper look at Centre Court first.
